TORONTO, July 16, 2013 – Greater Toronto Area REALTORS® reported 3,603 residential sales through the TorontoMLS system during the first 14 days of July. This result represented a moderate increase of 2.2 per cent compared to the same period in 2012. Over the same time frame, the number of new listings entered into TorontoMLS was down by two per cent.
“The second half of 2013 began with tighter market conditions in the GTA housing market. With sales up and new listings down, it makes sense that the annual rate of price growth accelerated. This was especially the case for single-detached and semi-detached homes in the City of Toronto, which remained in very short supply,” said Toronto Real Estate Board President Dianne Usher.
The average selling price for the first 14 days of July was $510,819 – up by 8.1 per cent compared to $472,632 in the first half of July 2012. The strongest year-over-year increases were experienced in the single-detached and semi-detached market segments in the City of Toronto with growth rates of 10.7 and 14.1 per cent respectively. The condominium apartment segment continued to experience moderate average price growth.
“Expect a faster pace of average price growth in the second half of 2013 compared to the first six months of the year. The strong demand and shortage of listings for low-rise home types in some neighbourhoods will continue to be the driver of price growth. An improvement in conditions in the condominium apartment market will also have a positive impact,” said Jason Mercer, TREB’s Senior Manager of Market Analysis.

Every other person I talk to is asking me the same question. How is the Real Estate market this year, is it going up or down?
On top of the many indicators that I usualy discuss to reach into a good answer to this question, I would like to use some other nontraditional indicators to get more into a complete answer. Which is the new homes market statistics, and how is the ppublic react toward the new homes supply.
Statistics Canada indicates that the new construction houses in 2012 was (76,742 units) which is greater than what it was in 2008. In market terms, this reflect a very high trust from the developer side on the New Homes market. This supply is alos supported by a greater demand on these new units.
In closer look into the quarterly breakdown of the New Homes construction
We could notice that the New Homes started at the 1st quarter of 2013 was slightly lower that 1st quarter 2012.
The previous explains and match exactly the status of the resale homes (used homes), which in the 1st quarter of 2013 fall slightly below what it was in 2012.
There is definitely low inventory of supply of both new and resale homes in Ontario market today, but on the other hand, there is a slight increase of 2-3% in the prices compering to 2o12.
Bottom line; The Real Estate market is still showing a very high trust and it is right now the driving factor of the stable economy of Canada.

Sixteen Mile Dr, is another Rosehaven new home built in the newest community in Oakville Woodlands Trails in 2012. 1700 sq.ft, 3 Bedroom 3 Washroom and it was originally bought for $424,00 in May 2012. This house just sold few days ago for over $575,000. Simply make a gain of $150,000 in less than a year.
Case Study 3: Oakville new communities North of Dundas (Dundas and Neyagawa) – Townhouse
Neyagawa Blvd., another Rosehaven now home built in the same new community in Oakville in 2012. Over 2000 sq.ft on oversized lot, 4 Bedroom 3 Washroom and it was originally bought for $429,000 in September 2012. This new townhouse just sold recently for $530,000, Netting more than $100,000 in several months.
All the 3 cases share the same selling time of less than 10 days in the market!
